This service is designed to assist persons conducting a business or undertaking (PCBU’s) – including property managers, landlords and employers – to have any asbestos removal work independently reviewed by a licensed asbestos assessor in order to meet their obligations under the Health and Safety at Work (Asbestos) Regulations 2016.
Under the current legislation, a clearance certificate must be obtained following the completion of licenced asbestos removal work and prior to reoccupying the area, to certify that the workplace is safe for reoccupation for normal use, demolition, or other work activities. This is requested by the person who commissioned the asbestos removal work, and the person undertaking the clearance inspection must be independent of the asbestos removalist and is a WorkSafe Licensed Asbestos Assessor.
All Clear has experienced and qualified asbestos assessors who have undertaken a wide range of clearance inspections, including industrial, commercial, and residential Class A clearances.
This service includes a comprehensive inspection of all areas where Class A asbestos containing materials (ACMs) have been removed, which will include surface testing and air monitoring in a dry condition before the enclosure is dismantled or removed from the area and the issuance of a Clearance Certificate before the workplace can be reoccupied within one [1] business day from the completion of the site inspection.
Description
- Comprehensive onsite inspection conducted in accordance with WorkSafe guidelines and relevant legislations.
- Conducted by one or more competent WorkSafe Licensed Asbestos Assessors and BOHS IP402 / 404 qualified team member performing a four-stage clearance inspection
- A formal Clearance Certificate, including photographic record typically issued within 1 business day following completion of the inspection (urgent turnaround available on request).
- The four-stage clearance inspection process is as follows
Stage one: Preliminary check of the site condition and job completeness (This will include)
- Review the asbestos removal control plan (ARCP) and establish the scope of works,
- Assess the decontamination facilities to ensure they are intact, operational, and clean,
- Assess the integrity of the enclosure.
Stage two: Comprehensive visual inspection
- A comprehensive visual inspection of the work area and enclosure after the removal area has been thoroughly cleaned and dry.
Stage three: Air monitoring & surface testing
Stage four: Final assessment post-enclosure
- A clearance certificate (typically issued within one [1] business day from the completion of the Clearance Inspection) detailing the findings of the inspection, including:
- Outcome of each clearance stages
- Analytical results from air monitoring and surface testing
- Photographs at different stages of the clearance, and
- Site plan indicating location of removed asbestos-containing materials
- Rope & paper products,
- Paper-backed vinyl floor covering,
- Asbestos insulation board, and Millboard
- Class A Asbestos Materials include (not limited to):
